  • Yes. Gneiss Contracting carries full liability insurance and WorkSafeBC coverage on every project. All plumbing and electrical work is performed by licensed trades, we never cut corners on the work that requires a licence to do properly.

    If you'd like to see proof of insurance or coverage before we get started, just ask. We're happy to provide it.

  • Yes. For plumbing, electrical, and other specialized trades, we work with a trusted network of licensed subcontractors that we've built relationships with over time. We don't put unfamiliar faces in your home. Every trade we bring onto a project is someone we've worked with before and are confident standing behind.

    We act as the general contractor throughout, meaning we coordinate all trades, manage the schedule, and maintain a single point of contact for you regardless of how many people are involved in the project.

  • Our primary service area is North Vancouver and West Vancouver, and we regularly work across Greater Vancouver including Vancouver, East Vancouver, and Burnaby. If you're unsure whether we cover your area, reach out and we'll let you know.

  • Yes. Where permits are required, we manage the full process on your behalf, from application through to final inspection. We're familiar with the permitting requirements across municipalities in the North Shore and Greater Vancouver, and we factor permit timelines into the project schedule from the start.

    We never recommend skipping permits to save time or money. Unpermitted work can create significant problems with insurance, resale, and liability down the line, and it's not a risk worth taking.

  • It depends on the scope of work. For smaller projects like a single bathroom, a bedroom, and work confined to one area of the home, staying is usually manageable. For larger renovations involving multiple rooms, kitchens, or work that affects core systems like plumbing and electrical, it becomes significantly more disruptive.

    We'll give you an honest assessment of what to expect during the planning stage so you can make the right call for your household. If staying isn't practical, we'll flag that early.

  • A fair quote is a detailed one. If a contractor hands you a single number without breaking down what's included, that's a red flag, you have no way of knowing what you're actually paying for, or what might be excluded.

    Our quotes are itemized and cover labour, materials, and subcontracted trades clearly. We walk you through every line so you understand exactly what's in scope. When comparing quotes from multiple contractors, make sure you're comparing the same scope. A lower number often means something has been left out.

  • We stand behind our workmanship. If something isn't right with work we've completed, we'll come back and make it right. We offer a two-year warranty on labour, that exceeds the industry standard, because we're confident in the work that leaves our name on it. For materials and products, warranty coverage depends on the manufacturer, and we'll always provide documentation so you know what's covered and for how long.

  • Our core expertise is construction, but we understand that not every homeowner comes to us with a design already in hand. We work closely with a trusted network of architects and designers who can help you develop your vision before we build it, whether that's a full set of architectural drawings, help selecting finishes and materials, or simply working through a layout that makes the most of your space. If you already have a designer or architect you're working with, we're equally comfortable stepping in as the build team. Either way, we'll make sure the right people are around the table from the start.
